IEIL may amend/modify these terms and conditions at any time, and such changes shall be effective immediately upon posting of the revised terms and conditions on Property Buzz Realty. You can evaluate the revised terms and conditions from time to time to be aware of such alterations and your continued access or use of Property Buzz Realty, shall be considered decisive proof of your approval of these terms and conditions, as corrected/modified from time to time. IEIL may also suspend the operation of Property Buzz Realty for support or technical upgradation, maintenance work to update the content or for any other reason.
If you utilize Property Buzz Realty in a manner changeable with these terms and conditions, IEIL may dismiss your access, block your further access and/or find such additional relief as the conditions of your misuse may be considered to be appropriate and correct.
The term subscriber will include any person, whether a legal entity or a person who has subscribed to the services of Property Buzz Realty (whether on a free basis or paid), and to whom the access to Property Buzz Realty is limited by logging in user name and a password. The user name and password are either provided by Property Buzz Realty or selected by the subscriber or decided upon by Property Buzz Realty. It is made abundantly clear that only the accredited user has the right to access the services so provided by Property Buzz Realty.
The term Visitor/ Browser represent and include an individual who uses any of the services offered by Property Buzz Realty, without a requirement or the need to make an account i.e. visits non-restricted parts of Property Buzz Realty.
The utility and access to Property Buzz Realty shall be bound by these terms and conditions and community guidelines. Any individual who does not have a legal or a votive right to access the services, but does so, will fall in the category of an ‘unauthorized user’ and will nonetheless be subject to the terms and conditions regulating the usage of Property Buzz Realty, and specifically so with respect to adhering the intellectual property rights of the IEIL, and following the terms and conditions below mentioned for the purposes of this agreement.
The terms ‘Customer ‘and ‘User’ would take account of both the Browser/Visitor(s) and Subscriber/Advertiser(s)
The terms ‘Service’ or ‘Services’ would comprise the interactive online information service offered by Property Buzz Realty on the internet through which the user may access information carried by Property Buzz Realty in the database maintained by it. The terms would also comprise to mean the search tools through which the user can search through the hosted databases and information making use of a number of search tools that are present with a selection identical to their search criteria. The term would also embrace services by way of space utilized by customers for advertisements like listings and banners. Users then choose one or more of the items listed to view the complete document/ record. The term service does not extend to Property Buzz Realty acting as an agent either express or inferred for any User/Customer and is simply acting as a mode of information exchange.
The term RERDA shall mean and include the Real Estate (Regulation and Development) Act, 2016 (http://mhupa.gov.in/User_Panel/UserView.aspx?TypeID=1535) as modified read with any rules or regulations that might be outlined thereunder.
User agrees not to submit any property explanations, pictures, financial, contact or other information contained in each property’s data to Property Buzz Realty unless the user submitting like Listing/Advertisement has attained and received all essential rights and authorizations from the owner of such property or the power-of-attorney holder, counting from the photographer and/or copyright owner of any photos, to publish and advertise the said Property(s) on the User’s website or on Property Buzz Realty. In the same way, Property Buzz Realty does not take any rights, directly or indirectly towards any individual whatsoever, with respect to banners hosted on its website by its customers, which are firmly in the nature of sale of space by Property Buzz Realty & it has not carried out any independent verification on the legitimacy or compliance requirements, as may have been prerequisite under any law for the time being in force, of such listings/images/ banners. Some of the listings might cover third party video content (“Video Content”) offered for general informational necessities only and such content does not set up a recommendation or solicitation or aims to influence any type of purchase or decision. No assurances are made by Property Buzz Realty or the providers of the video content as to its correctness or comprehensiveness. In case a User is covered under the RERDA, it shall get all necessary approvals, licenses and permits issued by the skilled authorities with respect to the Project/Apartment/Plot/Land in the listing, by adhering to the due process of law. Moreover, the User shall, always, remain in compliance with all applicable Laws in relation to the Project/Apartment/Plot/Land in the listing. The User shall reveal all material information as necessary by LMA and regarding their registrations under RERDA and all such property(s) submitted counting the current status and nature of such property and shall also reveal whether the property is free from all hindrances or not. The User shall reveal all material accurate information in context to the property being advertised, its correct measurements as also in respect of their registrations under RERDA and all such property(s) submitted including the current status and nature of such property and shall also reveal whether the property is free from all impediments or not. The User also shall provide a brief background of such property with respect to title, possession and ownership, IEIL may also need the User to support his/her claims in regard to the status of the property with such documents as may be stated by it periodically. The user may moreover be required to validate his claims as to the nature and position of the property by swearing an affidavit stating the legitimacy of the information/data so delivered/displayed. IEIL might, at its sole discretion but without any responsibility to, search for such and eliminate properties that are alleged to have been submitted in violation of this provision. Additionally, IEIL may need additional evidence of compliance with this provision from Users who are supposed to have submitted properties or other information/data in violation of these terms and conditions. IEIL will, in its sole discretion, dismiss the accounts of, and deny Service to, any User who recurrently or purposely violates these terms and conditions. In addition, the User agrees to let the property listing, or any part of it, to be searched, demonstrated, accessed, downloaded, copied, and if not discussed to by users of the User’s website or the Property Buzz Realty website. IEIL intend to have the sole right to select the manner in which any Property will be searchable, exhibited, accessed, downloaded, copied, and then used on Property Buzz Realty and IEIL shall have the right to amend the property listing in the use of its rights under these terms and conditions. Besides to the terms above-mentioned the User agrees
IEIL shall put the information regarding properties at definite sections of Property Buzz Realty or such other mirror or parallel site(s). IEIL owns, in a manner reliable with reasonable commercial business practices, the right to eliminate all or any part of the Properties posted on the User’s website or on Property Buzz Realty without notice. IEIL takes no responsibility for examining/verifying the correctness of reports or data files submitted by the User. While IEIL shall take all reasonable efforts for data backup and business recommencement, the User will be only responsible for recollecting back-up copies of all information, photos and other materials provided/submitted to Property Buzz Realty.
Users, who are renting/ buying property/properties via Property Buzz Realty, must confirm details the property/properties as well as its right, ownership, title, lien and more. on their own. The tag ‘verified’ visible on property/properties on Property Buzz Realty just shows the confirmation of the existence of the property in the manner it has been marketed. At no point shall the tag ‘verified’ be interpreted to be a verification of any certification, ownership details, area or pricing information of the property/properties.
Though IEIL payment settlement team works on a round-the-clock basis, IEIL offers no guarantees whatsoever for the correctness or aptness of the refunds reaching the Subscribers card/bank accounts. This is on account of the array of organizations involved in processing of online transactions, the problems with Internet infrastructure now available and working days/holidays of financial institutions. Refunds in the event of incorrect/objectionable property content being posted on the site would be at the discretion of Property Buzz Realty.
If you utilize Property Buzz Realty in a manner varying with these terms and conditions, IEIL may dismiss your access, block your future access and/or seek such extra relief as the circumstances of your misuse may be deemed to be suitable and correct.
The rental property services shall not be utilized for any purpose except payment of or charging rent or for preparing and registering rental agreement and user not transfer any information got through the rental property services to third parties. All accountability for information received and its correctness shall be vested in upon the user, and the user shall be responsible for any accountability incurred and shall hold Property Buzz Realty or its employees and affiliates inoffensive against any claim or action by any person/financial institution/regulatory bodies. By using this service user agrees that Property Buzz Realty might share the information given to third parties for handling on the user’s behalf, as might be needed periodically. User shall not submit any incorrect or duplicitous information through any of the services catered.
Through Property Buzz Realty, users can select to make rent payments through a self-governing payment gateway, and for the purpose of making the payment, the user shall be requested to provide information relating to the recipient selected by the landlord to receive the rent (“Lessor/Beneficiary”), the individual who is making the said payment (“Lessee/Tenant”), including name, rental amount, lessor account details, address, and other added information as necessary periodically. User confirms that there subsists a Lessor and Lessee relationship between the user and the proposed beneficiary for which said information is being shared.
By giving payment, user provides an approval to Property Buzz Realty to hold, get and pay funds according to the user’s payment directives provided through Property Buzz Realty for the purposes of enabling the transfer of money to the decided beneficiary as stated by the user. In the incident the processing of transaction is affected due to partial/improper details being provided by the user, Property Buzz Realty reserves the right to subtract any applicable service charge, processing fees, or any other fees acquired by it in the processing of this transaction. Property Buzz Realty or its associates and employees shall not be accountable for any inappropriate/unintentional transaction, in any manner or form. Property Buzz Realty might, depending on the security or fiscal risk related with the transaction, suspend, delay or reject a transaction.
The amount of a transaction might be charged back (hereinafter mentioned as “Chargeback”) if the transaction is in doubt, reversed or not authorized, is illegal or not consistent with these terms (e.g. the holder of the payment instrument utilized for making the transaction leads to a dispute). In case of a Chargeback, user shall straightaway pay any amount payable, including added fines or penalties imposed in this regard by the payment gateway or issuer. User approves to provide thorough assistance in the event of any investigation by the way.
By agreeing these terms, the user and the property owner shall permit to give any personal information that is uploaded by the user shall only be uploaded after gaining the necessary agreements from the owner(s) of the private information for such use. The user shall be exclusively liable in this regard and for making sure for its correctness and totality, as necessary for legal and complete registration of rental agreement in the applicable jurisdictions, along with extra information as and when needed.
User approves by using these services, to incur all stamp duty charges or any other charges levied that may come up as per applicable law, and shall not hold Property Buzz Realty or its employees and affiliates accountable for any penalties/ fines that might come up due to payment of inadequate charges.
User specifically authorizes all details shared for verification purposes, to be shared with the verification partner (for the purposes of these terns, “Verification Partner” shall mean any third party engaged for giving tenant verification services) including contact details for the purpose of gaining the services. User is especially responsible for confirming the quality of Tenant Verification services offered by Verification Partner and Property Buzz Realty shall not be liable to any party for any services provided by the Verification Partner. User is responsible for gaining express consent of the Lessee before sharing
personal documents and information with the Verification Partner.
All logos, brands, trademarks and Service marks (“Marks”) appearing in Property Buzz Realty are the properties either owned or used under license by IEIL and / or its associates. All rights accruing from the same, statutory or otherwise, wholly vest with IEIL / its associates. The access to Property Buzz Realty does not discuss upon the User any license or right to use in respect of these Marks and therefore the use of these Marks in any form or means, whatever is strictly prohibited. Any violation of the above would constitute a felony under the fundamental laws of India.
IEIL respects the Intellectual Property Rights of all, it has and will continue to obey to all the laws appropriate in India in this respect. IEIL shall protect and respect the Intellectual Property Rights of the users as well as third parties to the best of its ability. In a case where a User(s) are found to be using Property Buzz Realty as a platform to infringe the Intellectual Property Rights of others, IEIL will be free to dismiss this Agreement immediately without any announcement to the user.
By allowing Users to access Property Buzz Realty, IEIL grants the Users a limited, non-exclusive, non-assignable, revocable license (the “License”) to access and use the Services, provided that the User is in compliance with the terms and conditions of the Agreement.
User agrees to treat all information obtained from the Service, including listings, member directory, and any information otherwise made available to User in the Service (“Content”) as branded to Property Buzz Realty. User agrees that Content reserved for members will be kept as confidential and shall be protected as a trade secret of Property Buzz Realty. Property Buzz Realty does not guarantee the accuracy of, endorse or recommend any Content and a User uses such Content at the User’s own risk. A User may access the listings/advertisements in the Service solely to find initial information from which further evaluation and enquiry may begin. User shall limit access to and use of listings to private and internal use, and shall not use listings obtained from the Service for further distribution, publication, public display, or preparation of derivative works or ease any of these activities in any way. User shall not use or reproduce any Content that is obtained from the Service, or that is otherwise made available to User in the Service, for or in connection with any other listing/advertising Service or device. User further shall not use the Service provided by the company in any other means for or in connection with any other listing Service or device. Users violating these precise terms, specifically those Users searching the Service in an offensive or unnecessary manner, by automated or manual means, shall be subject to instant termination of their membership without announcement.
Defilements of system or network security might result in civil or criminal liability.
Property Buzz Realty might provide links to other third-party World Wide Web resources or sites. IEIL makes no representations whatsoever about any other website you may access through Property Buzz Realty.
Property Buzz Realty is an intermediate as defined under sub-clause (w) of Section 2 of the Information Technology Act, 2000.
The content of Property Buzz Realty is provided on “as available” and “as is” a basis, without representations or warranties of any sort, either implied or express.
IEIL and any third party providing services, materials or content to this website, denies all warranties, implied or express, legislative or otherwise including, but not limited to, inferred warranties of

IEIL shall stand with any court order served on it via due process.

IEIL does not regularly monitor your postings to the website however reserves the right to do so. Nevertheless, if IEIL becomes aware of an incorrect use of Property Buzz Realty or any of its Services, IEIL will retort in any way that, in its sole discretion, IEIL deems suitable. You accept that IEIL will have the right to report to law enforcement authorities any actions that may be deliberated unlawful, as well as any information it receives of such unlawful ways.
